One frequently discussed topic is the impact of the proximity of such facilities on property values. Researchers from the Cracow University of Economics decided to revisit this issue, continuing their study of the relationship between the location of base stations and real estate prices in their vicinity. The results of their latest analysis may surprise you.

Research on the impact of BTS on real estate prices

In its latest research project, which is a continuation of earlier studies, the team from the Cracow University of Economics again tackled the analysis of data on transaction prices of properties in close proximity to base stations. The analysis covered a wide range of locations – both in large metropolitan areas and in smaller towns and rural areas. The goal was to understand how the presence of cellular transmitters affects the perception of value by potential buyers and, consequently, property prices.

Test results

Contrary to widespread concerns about possible negative health effects associated with electromagnetic radiation emitted by base stations, analysis of the data did not unequivocally show a negative impact on real estate prices. In some cases, especially in areas where the availability of telecommunications services is limited, the proximity of BTS has even been shown to slightly increase property values. This is due to the growing need for better access to high-speed Internet connections and mobile network coverage, which is particularly valued in the era of remote work and online education.

Real estate market data shows that average prices for properties within 100 meters of base stations can vary by location. For example, some urban areas have seen a slight increase in prices, on the order of 2-3%, compared to similar properties farther from the BTS. In rural areas, where alternative signal sources may be less available, the increase may have been slightly higher, reaching 5%.

Social and technological context

It is worth noting that the perception of the risks associated with proximity to base stations is evolving with advances in technology and a better understanding of the effects of electromagnetic radiation on health. In addition, investment in telecommunications infrastructure is seen as an element that increases the attractiveness of a location, which may translate into interest in real estate near them.

Applications

Research conducted by the University of Economics in Krakow sheds new light on the debate over the impact of base stations on real estate values. While concerns remain in some quarters about the potential health effects of radiation, the findings suggest that in the context of the real estate market, the presence of BTS need not be viewed negatively. On the contrary, it may contribute to a slight increase in value, especially in the context of growing demand for telecommunications services. This change in perception could have a significant impact on future land-use planning decisions and the development of telecommunications infrastructure.
